All About the Process
Project Sumary:
Bathroom renovation executed to the client's design. Work billed and paid covers general bathroom demolition, framing with materials, plumbing rough-in and finish, electrical including duct work and smoke detectors, HVAC, insulation, drywall hang/finish plus repairs along the path, interior trim, a substantial interior painting scope, and the tile package — shower floor and walls, bathroom floor, shower pan, shampoo box, sealer, and an electric floor heater. Permits, equipment rental, superintendent supervision, and subcontractor management are also carried on the paid invoices.

Project Overview:
Scope: Conversion of a garage into a finished living space complete with a full bathroom.
- Structural, Exterior & Roofing
Demolition & Framing:
- Initial demolition, framing with structural-engineer-recommended reinforcement, plywood sheathing, and a gable vent.
Exterior & Openings:
- Siding and siding materials, roof repair, new windows, a bathroom transom, and a French door with hardware.
Plumbing:
- Plumbing rough-in and water heater installation.
HVAC:
- Mr. Cool 18,000 BTU mini-split, a second separately purchased/installed HVAC unit, and ductwork.
Electrical:
- Electrical installation including client-requested extras.
Insulation & Drywall:
- Batt and blown insulation, hanging and finishing drywall.
Cabinetry & Flooring:
- Custom cabinets and LVP flooring.
Bathroom Package:
- Tile package with shower pan, shampoo box, grab bar, and glass frame.
Trim & Paint:
- Interior trim (including split-jamb doors and beadboard addition), interior and exterior painting, and hardware installation.
- Management & Site Logistics
Administrative & Overhead:
- Permits, structural engineering fee, and project management.
Site Services:
- General cleanup, dumpster rental, and porta-john service.
