- Demolition (including wallpaper removal); framing with LVL beam installation, closet removal, pocket-door and shower-box adjustments, and walling off an existing doorway.
Exterior & Masonry:
- New upstairs window with frame adjustment and exterior brick repair.

Mechanical, Electrical & Plumbing (MEP)
Plumbing & Gas:
- Cast-iron replacement/rough-in with a large selection allowance, plus a gas line contingency.
HVAC & Electrical:
- Complete electrical work; HVAC subcontract featuring a custom wooden floor register.

Insulation, Drywall & Millwork
Insulation & Drywall:
- Insulation, drywall hanging, finishing, and full surface skimming.
Trim & Doors:
- Extensive trim package including beadboard, crown moulding, casing, staircase posts, white-oak stair treads, handrail, spindles, pocket door with track/hardware, French exterior door, and custom benches.

Cabinetry, Finishes & Surfaces
Cabinetry & Surfaces:
- Custom cabinetry for the kitchen, island, laundry room, master/office vanities, pantry, and closets; countertops; glass shower doors.
Tile & Flooring:
- Ceramic tile across four bathrooms, fireplace surround, and kitchen backsplash; hardwood sand-and-finish including stair steps.
Paint:
- Interior painting of walls, ceilings, trim, and closets, plus wood staining.

Management & Site Logistics
Administrative & Overhead:
- Permits and project management.
Site Services:
- Dumpster rental, porta-john service, and job site cleanup.
